MOISTURE METERS are an essential tool for all home inspectors today. Stains or evidence of moisture seepage can be tested to see if the leak is active. However, experienced inspectors will be cautious with regard to drawing conclusions on moisture testing. Just because no moisture is found does not mean that there is no active leak or seepage. It it not enough to rely on moisture meters alone. All factors should be checked. The owner or the seller should be questioned about the condition, because they are the ones that have spent time in the house and would be likely to know its faults.
